Clean the unit tonight.
Capture what is still in the wall.

Contained removal, same-day licensed disposal and a leasable unit in 24 to 48 hours. Then Signature VacCrate™ monitored rodent capture, recorded on camera and reported to your portal, so the problem is solved instead of repeated.

What we turn over

Four kinds of unit nobody else wants to walk into.

Rodent infestation

Droppings, nesting and urine-soaked contents removed; surfaces treated with Signature TraceOut™; the wall and floor cavities inspected on camera. Then monitored capture, so the unit does not refill.

Hoarding and squalor

Full-contents removal with keep lists honored, sharps and food waste segregated, floors and walls cleaned to a leasable baseline. Discreet, plain-vehicle arrival.

Unattended death and trauma

Contained removal of affected materials, sealed packaging on a protected route, odor neutralized, confidential closeout. Your residents never see a hazmat suit in the hallway.

Sharps, paraphernalia and waste

Needles and drug paraphernalia collected into sharps containers, soiled contents bagged and sealed, bathroom and kitchen restored for turnover.

Every scope is written as a line item: what is done, what is not, by name. Pest control, extermination and entry-point sealing stay with your licensed pest provider; we sequence the cleanout around their treatment and reentry dates.

The Signature system

Remove. Block. Capture. Record.

A cleanout alone sends rodents into the next vacant unit. Our system takes them out of the wall, closes their routes and keeps a camera record, so the source gets found instead of guessed at.

Works alongside your pest-control provider, who stays responsible for pest control.

Signature VacCrate rodent capture crate with entry port and locking lid

Rodent capture system

Flagship

Signature VacCrate™

A sealed, locking crate with an entry port and cameras inside. Deployed in the affected unit and the vacant units around it, left in place, monitored around the clock. Every capture is recorded; Signature services the crate and you see it in your portal. It is the alternative for a rodent problem that has not been solved.

  • Camera-monitored, alerts day and night
  • Activity, video and cleanup records in your portal
  • Signature removes and disposes — nothing for your team to check
  • Deployed per unit, weekly service
WallDraw extraction tube fixed to a wall plate at floor level, hose running to the sealed collection unit

Wall extraction

Signature WallDraw™

A plate is fixed over the opening the rodents are using. The only way out of the wall is through the tube, where a sensor triggers the sealed collection unit. Rodents come out of the wall without opening the finished wall, and each capture is recorded.

HeatLine capsaicin barrier laid along a cabinet toe-kick and vent grille

Route barrier

Signature HeatLine™

A line of EPA-registered capsaicin gel on carrier strips exactly where rodents travel: sills, vent grilles, floor gaps. Non-lethal. They cross it once and avoid it after, which turns them toward the capture points. Applied per label by a certified applicator; every application logged.

TraceOut applied to a cleaned floor in three steps: remove, apply, neutralize

Enzyme neutralizer

Signature TraceOut™

After droppings and nesting are removed, affected surfaces are treated with TraceOut™ enzyme neutralizer, which breaks down rodent urine and sewage residue and neutralizes the odor instead of masking it.

FieldSight camera on a post watching a capture station around the clock

Camera inspection

Signature FieldSight™

Pipe cameras inside the wall and cameras on the floor give you the record nobody has today: where the rodents come from, where they go, and proof of each cleanup. Footage and field reports post to your portal.

How it works

From the first photo to a monitored unit.

  1. Text photos of the unit

Within the hour you get a call back and a written scope: what is removed, what is cleaned, what is excluded by name, and the price. Trauma scenes get a same-day walkthrough.

  2. We clean it the same night

Protected route, sealed packaging, direct loading into the licensed vehicle, disposal at the transfer station the same day. TraceOut™ on every affected surface. Photos in your portal before you wake up.

  3. Install, monitor, report

WallDraw™ at the wall, HeatLine™ on the routes, VacCrate™ in the affected and neighbouring vacant units. FieldSight™ cameras record activity; you read the reports in your portal and never have to call.

Case study · Northern Virginia

The unit that had been treated twice and still had rodents in the wall.

A vacant apartment in a 200-plus-unit building. Heavy droppings on the wall bed, the floor, the sill and both vent grilles; movement audible behind the wall. Here is what we found, what we did the same night, and the three-strategy plan that followed.

    Questions property managers ask

    Before you call

    Are you a pest-control company?

No, and we do not replace yours. Your licensed pest provider stays responsible for pest control, extermination and sealing entry points. Signature removes and cleans the contamination, then installs monitored capture so what is still moving gets caught and recorded. We sequence our work around your provider's treatment and reentry dates.

How fast can you be on site?

Calls before 2pm are dispatched the same day across DC, Arlington, Alexandria, Fairfax, Montgomery and Prince George's. Most units are leasable again in 24 to 48 hours.

Will residents see what is happening?

We arrive in a plain licensed vehicle at the service entrance, package everything sealed inside the unit, and move it on a protected route. The job is a confidential record; no address or client name appears in our marketing.

    What is in the price?

A written scope lists every line: removal, cleaning, packaging, disposal with weight tickets, and any monitoring equipment per unit per month. Hoarding, heavy-contents and trauma units are quoted after photos or a walkthrough, in writing, before you approve.

    What does VacCrate™ cost?

VacCrate™ is quoted per deployed crate per month, including monitoring, service visits, removal and portal reporting. Most managers deploy one in the affected unit and one in each neighbouring vacant unit.

How do you handle sharps and medical waste?

Sharps go into labeled containers and are manifested separately. Regulated medical waste is packaged to DOT standards and routed to a licensed facility; everything else is disposed of the same day under Fairfax County permit #57803.

    Do you offer Net 30?

Yes, for property managers, with no deposit. Owners and individuals pay a deposit to hold the dispatch date and the balance on completion.
